Tenant Find Only Service

The Let Only Service will provide you with the following benefits:

  • Providing free rental valuation of your property
  • Free advice on the presentation and preparation of your property
  • Carrying out accompanied viewings with prospective tenants
  • Considering applications from prospective tenants to assess suitability
  • Performing full references on all applicants including credit checks, previous landlord checks, employment checks and right to rent checks
  • Preparing the tenancy agreement in accordance with current law
  • Ensuring that service suppliers details are given to the tenant
    (i.e. Gas safety and DPS registration)
  • We will set up all utilities (council tax, gas, electric and water) into the tenants names with up to date meter readings taken before they move in
  • Advice on insurance i.e. rental guarantee, fire, contents, Landlords
  • We can arrange gas and electricity safety certificates as well as EPC’S on your behalf
  • Our Let Only service fee is 50% of the first months rental

Rent Collect Service

Rent Collect Service offers the same benefits as our Tenant Find Service but in addition the rent will come through us and is passed onto the landlord. Alexander Pittaway will keep an eye on the property to make sure rent is paid on time and we will chase up any late payments.

Our Rent Collect Service would be 7% per calendar month with no set-up charges.

Fully Managed Service

In addition to the Let Only Service, the following are included:

  • We can arrange an Inventory for you for the properties general condition and contents and we will check the inventory at the termination of the contract, prior to any deposit being repaid to the tenant. Photographs will support the inventory
  • Alexander Pittaway will collect ongoing rental payments and forward them by bank transfer to your chosen account; we will also forward monthly statements
  • We will inspect the property quarterly and send our reports to the landlord. Alexander Pittaway can instigate action against the tenant on behalf of the Landlord in the event of rental arrears or any other breach of condition within the tenancy agreement
  • We can organise the repair or maintenance of a property, instructing a trusted tradesman to attend the property, obtaining estimates where necessary, supervising works and settling accounts. This will be subject to agreed cost limits set by the landlord
  • A full property inspection will be carried out at the end of each tenancy. Matters relating to unfair wear and tear will be resolved before releasing the tenant’s deposit (deposits retained by a government approved deposit scheme – the Deposit Protection Service)
  • Alexander Pittaway will be looking to re-let the property within the shortest period following its vacancy, unless otherwise instructed by the landlord
  • Our Fully Managed package attracts a 10% per month fee with no set-up charges
